Booking conditions
1. Booking
1.1 The booking is binding when the deposit is paid.
1.2. Waterfront Cabins has the right to request payment of the booking fee, deposit or other advance payment as a condition for the booking to be binding. This agreement is then conditional upon such fee being paid within the agreed time.
1.3. If the guest cancels the studio without regard to the cancellation terms, Waterfront Cabins has the right to retain the fees and deposit under this agreement.
1.4. The reservation can be made in the name of a private person (age limit 18 years) or in the name of a legal person.
1.5 Persons under the age of 18 may not use the studio without a parent or guardian. The studio may not be transferred or leased for use of any kind to anyone other than the person(s) and/or legal entity covered by the booking.
1.6 When booking, the guest must provide a personal or passport number or the legal entity's organization number. The guest must provide current contact information (e-mail address, home address and mobile phone number). Identification may be checked. Additional information may be required to the extent specified by law or regulation or general advice from authorities. If the guest fails to do so, the guest will be canceled.
1.7. Waterfront Cabins does not guarantee that the same studio is available throughout the booked period.
2. Payment
2.1 The guest is informed of the accommodation price in connection with booking and/or confirmation, but no later than at check-in. The guest registers the debit/credit card you choose and Waterfront Cabins handles the debit from the account linked to the card. We do not handle cash and we do not accept cards issued by American Express. Invoicing requires a separate agreement. Payment is made in advance for the agreed period of time. For example, if the time period is 60 days, the first 30 days of accommodation before arrival is paid by bank or credit card. A fee for checking/restoring the studio will be charged on the first regular payment for login.
2.2 The payment shall be available for debit to the specified account 3 working days before the check-in/arrival date. Automatic debiting takes place on the 27th of each month during the booking period. If the payment is not made on the 27th, a reminder fee of SEK 500 will be added.
2.3. After the booking has been confirmed, Waterfront Cabins has the right to increase the price on the following grounds:
2.3.1. Changes in laws affecting price.
2.3.2. Government decisions affecting price.
2.3.3. Increase in the general level of costs.
2.4. The guest will be informed in writing of price changes.
2.5. A deposit must be paid in full no later than 30 days before arrival or according to the booking confirmation. The deposit is a security for damage to the studio and non-payment for accommodation or other damages. There is no interest on the deposit. The deposit is refunded when all the guest's obligations have been fulfilled, that the studio is left in the same condition as at check-in. Once these obligations have been met and the guest has provided their bank details to Waterfront Cabins, the deposit will be refunded to the same card account from which it was taken. Refunds are normally made within 14 working days, subject to any public holidays. Waterfront Cabins has the right to use the deposit to fully or partially cover the guest's payment obligations, to repair any damage to the studio, costs for cleaning and removal of any objects or other similar costs, and for related administrative costs.
3. Cancellation before arrival
3.1 If you do not pay for your booking as agreed, your booking will be canceled.
3.2 If you cancel more than 30 days before arrival, there is a cancellation fee of SEK 3,000.
3.3. In case of cancellation less than 30 days before check-in, we keep 100% of the deposit.
3.4. In case of cancellation 1 day or closer to arrival, no refund will be made. If the guest does not check in as agreed, this condition will apply.
4. Cancellation after arrival
4.1 The price is based on booking the studio for at least 90 days. There is a 30-day cancellation period, so you can cancel the studio after 60 days at the earliest. If you want to check out earlier, you will be charged for 90 days.
4.2. Waterfront Cabins has the right to cancel the guest if he/she substantially violates this agreement. See § 5. After such cancellation, the guest must check out at the time announced by Waterfront Cabins.
5. Immediate check-out
5.1 Check-out is with immediate effect if:
5.1.1. you do not pay as agreed.
5.1.2. you or someone in your party behaves in a disruptive manner.
5.1.3. you or someone in your party intentionally damages the studio.
5.1.4 You or a member of your party smokes inside the studio or in the lofts. Smoking is only allowed in the designated area.
5.1.5. More people than booked use the studio for daily rest.
5.1.6. you engage in criminal activity in the studio.
5.1.7. Authority requests you to leave the studio.
5.1.8. If the studio is not regularly maintained/cleaned during your stay.
5.2. In case of immediate check-out, the following applies: No refunds.
6. Alternative accommodation
6.1 If, due to extraordinary events, Waterfront Cabins is unable to provide the booked studio, Waterfront Cabins has the right to offer other accommodation to the guest at no extra charge.
6.2. Examples of extraordinary events include: pandemics, water damage, accidents, fires, strikes, natural disasters, energy supply disruptions, water and sewerage disruptions, heat supply disruptions, internet connection disruptions, water and sewerage maintenance, etc. Extraordinary events caused by Waterfront Cabins suppliers shall be deemed to relieve Waterfront Cabins of liability.
7. Keys
7.1. We are a keyless residence and use mobile keys. This solution can be used on Android and iPhone. The app is called JustIN Mobile and can be found where you download apps.
7.2 You will find information about your studio in the Waterfront Cabins app. It can be found where you download the apps.
7.3. 2 keys are included in your booking, in case of addition / change of key there is a fee of 350 SEK.
8. The studio
8.1. You are responsible for your studio. You must follow the rules and instructions.
8.2. Defects and damage must be reported in writing and immediately to Waterfront Cabins. You are responsible for any damage to the studio, including movable property, that you cause. If you do not report a fault in the studio and this leads to additional costs, you will be liable for payment.
8.3. you are responsible for holding damage protection in case of accidental damage to the studio/room
8.4. You are responsible for downloading and activating the designated apps.
8.5. Pets are not allowed.
8.6 Smoking is not allowed, neither in the studio nor in the common areas. Smoking is only allowed in the designated outdoor area, at the Waterfront Cabin ashtrays.
8.7 Smoking, picking up or setting off fire alarms will incur a charge to the guest of at least SEK 5,000 for cleaning or replacing bedding, curtains, etc., plus any additional costs caused by fire alarms.
8.8. Normal electricity consumption is included in the accommodation price. Consumption beyond this will be charged.
8.9. When leaving the studio, lock doors and close windows, turn off electrical appliances and water taps.
8.10. The site is under construction and disturbance may occur.
9. Personal belongings and valuables
9.1. Waterfront Cabins is not responsible for belongings and valuables left in the studio or common areas.
10. Right of access
10.1. Waterfront Cabins reserves the right to access the studio for control and maintenance measures and in case the authorities suspect criminal/illegal activities. Waterfront Cabins does not always have the opportunity to notify this in advance.
11. Partial invalidity of the contract
11.1. If any part of this booking agreement is or becomes wholly or partially void due to a change in law, regulation, governmental general advice or governmental decision or the like, the remaining parts of the agreement shall continue to apply.
12. Temporary building permit
12.1 The guest is informed that the studios are subject to a temporary building permit.
13. Clarification before check-out
13.1 During the booking period, the guest is expected to keep the studio and its equipment in good condition. This includes the surface of the studio, the equipment mentioned in § 8.3, the furniture but also, for example, regular cleaning of the shower tray.
13.2 After check-out, Waterfront Cabins performs a restoration of the studio previously paid for by the guest. Prior to check-out, the Guest is expected to have made such preparations as described in the Waterfront Cabins checklist "Preparations for check-out" which can be found here. 14. Corporate bookings
